Have a vacant home?  Rent props from Austin Simple Staging and you can take a lifeless house and turn it into a home buyers will desire.  Check out the before and after photos below.  This is a vacant home that  I recently staged.  We utilized a few peices of the family’s furniture but the rest of the props pictured they rented from Austin Simple Staging.  Give me a call, I would be more than happy to meet you at your property and provide an estimate.  Trying to sell a vacant home is no fun, so stage it so you can sell it!

BEFORE

A vacant house is nothing more than lifeless.  When a space is vacant it allows buyers to focus in on some of the negative aspects of a home.  For example, check out the backspash, it is a 6×6 white tile…nothing special!  Check out what happens to your eye when you look at the after photo!  There are props and accessories that are filling the kitchen with life and taking your eye away from what is a dated kitchen!  We removed the wallpaper border and installed new contemporary handles on the kitchen doors!  What an improvement for only $300.00!

AFTER

All the props below can be rented from Austin Simple Staging.  If you have a vacant home that you need to sell, call for an estimate!  It is amazing what a little fixing up and accessorizing can do!

BEFORE

When staging a home it isn’t always necessary to rent furniture.  It depends on your budget and the room.  In this case we used a few pieces of furniture the seller had and added some accessories.  The space feels decorated and presents nicely but we didn’t spend a fortune! 

AFTER

This is a huge improvement over the photo above!  I am an extremely practical stager.  I work with the family to make the best of the situation we are in.  It is amazing what  little team work can do!  I met this family, they signed the contract, and we turned this house upside down in less than 24 hours! 

BEFORE

Bathrooms can look so generic when they are empty!  Spice it up and give it some life by renting accessories!  Empty houses are nothing but hard textiles, i.e. tile, granite, hardwood floors, etc.  By renting towels, rugs, floral arrangements, and other accessories it softens a home making it much more inviting for buyers!

AFTER

Suddenly a boring bathroom turned gorgeous and interesting for buyers!  Check out the handles on the cabinet doors.  We switched out the hardware in the bathrooms as well!  What a huge improvement and it was much less expensive than refinishing the cabinets!

BEFORE

The bathroom was decorated with minimal “left behind” accessories.  It is on the verge of looking desperate and sad.  With a few accessories and a bit of color, look what happens to this bathroom below!

AFTER

If the grout in a shower is clean, show it off!  Most showers are down right disgusting, but if yours isn’t, then let buyers know you have taken care of your home!  Always place a small green plant on the back of every toilet in your home.  Fake plants are typically best when staging a home as they will always look perfect.  Dead plants don’t give off a good vibe for buyers!

This home has an incredible screened in porch; however, it was set up properly to show it’s potential! 

AFTER

After rearranging the furniture and accessorizing a bit, the boring patio was brought to life.  We must show buyers that this is a place to entertain and throw parties.  Most buyers are not visual, so we must do the pre-work for them!

 

 
 
 

DotDoes Vacant Staging Really Work?

The following are five reasons to show why, especially in today’s market, it’s more important than ever before to stage a vacant home:

* Homes that show well are the ones that are warm, inviting, and make an emotional connection with the buyer. Vacant homes rarely accomplish this goal.

* Without furniture, there is no frame of reference, making it difficult for buyers to tell the scale and size of the room. Will the master bedroom fit a king size bed? How about the great room – it looks too small for a sectional. When buyers have to start questioning . . . they normally walk away.

* When homes are vacant, every flaw is exposed. Normal wear and tear, a chipped tile or small crack will be magnified. This will cause buyers to focus on the negatives . . . rather than the positives. A professional stager knows how to redirect a buyers focus, emphasizing the positive features of the home while visually diminishing, but not hiding the negatives.

* Only 10% of buyers can visualize, so when they walk into your home, 90% won’t actually be able to visualize the home’s potential.

* A vacant home will send a message to buyers that the seller is desperate to sell. Right or wrong, knowing the seller has already relocated gives the buyer a distinct advantage when negotiating, often submitting a lower offer.

The fundamental thing to consider when deciding whether to furnish a vacant home is price. And statistics have shown that the ‘price’ of leaving a home vacant can be a lower selling price and a longer time on the market. You must ask yourself if this is a price you can afford to pay?

 
 
 

DotHome Staging- What a difference!

The following house has been on the market for the past 6 months with very little action.  After a new realtor and working with Austin Simple Staging, these home owners are thrilled as they received an offer within 2 weeks of staging the home!  They scheduled a two hour consultation where we went room by room and strategically staged each area.  Buyers were having a hard time envisioning themselves living in the home.  We rearranged furniture, set up a few vignettes to draw out emotion and it worked!  You can check out the after photos below! This is such a tough time of the year for curb appeal.  As it isn’t quite yet Spring, curb appeal suffers.  There isn’t a whole lot you can do to spruce up your yard besides put new mulch in all plant beds.  Make sure all outside lights are on for showings and have some patio furniture sitting out.  Purchase a small fake plant for your patio table.  Buyers will never know it isn’t alive but it will add a fresh and lively feeling.

Staging a kitchen.  Purchase a fresh rug for in front of the sink.  Kitchens are nothing but wood, tile, back splashes and counters; all hard textiles.  By placing a rug under the sink and a small plant next to the sink, it softens the kitchen and adds some texture.

I wish I had a before photo of this room.  We completely rearranged the furniture which better utilized the space.  It made the room much more inviting and welcoming.  Make sure all blinds and shades like the ones above are pulled evenly and open for both photos and for showings.  The more natural light the better!

When staging this home, I suggested painted a few niches to break up all the white paint.  Look at the result above.  What a big difference a neutral color makes in the niche.  All buyers are attracted to neutrals because they view it as a clean slate.  So if your house needs a little character to help it stand out from competition, find a few small walls or niches that can be painted an accent color!

What a bright and airy bedroom!  We removed the valances from the window which opened up the window and allowed more light in.  When decorating a home window treatments work wonders; however, for staging a home, window treatments often time keep natural light out.  If you need help deciding which window treatments to keep up or take down, call and set up a staging consult!

All large bathrooms that house a jacuzzi have some sort of ledge attached.  Don’t leave the ledge empty!   Roll a few fresh towels as pictured above or place some candles or a small green plant on the ledge to add a little character and life.  When staging a home be sure to have fresh towels in the master bathroom.  I advise almost making the bathroom look as though it is unused!  It works wonders!

DotAustin Home Staging- Beautifully Staged!

I recently staged the following listing with Realtor Seth Koppel.  Look at how beautifully it presents in these photographs!  The feeling the homes gives off when you enter is even better!  Buyers expect to be wowed when entering a home!  All furniture and accessories must be arranged just perfectly to impress buyers!

Curb Appeal speaks volumes about a home when buyers come for a showing!  Make sure your front lawn is spruced up.  Mow the grass, edge the lawn, trim back bushes and plant a few color flowers right at the entrance.  Make sure your front door mat is fresh and clean.  As the realtor is opening the lock box the buyers eyes are roaming and scoping out every last detail.  Also make sure the front door has a fresh coat of paint.  First impressions are everything…so be sure not to screw it up! 

Check out the bar stools.  Angle bar stools and and chairs at a dining room table.  It is much more inviting to buyers to have the chairs angled than closed off.  It almost says to buyers, “Come in, have a seat and make yourself at home!”  These are the small details that will set your home apart from others!

 

Staging a Bedroom.  Often times bedspreads are extremely busy, like this strip pattern.  Most comforters are reversible so roll back the comforter about 1 1/2 feet to show off the opposite side.  Look what it did for this bed.  It stops the stripes from taking over and adds another pattern giving the room even more character!

Staging a Master Bedroom.  The focal point in the master should be the bed and nothing more!  To simplify the room remove all clutter from the nightstands only leaving the lamps and one accessory on each table.  Remember less is more when it comes to staging!

Entice buyers by setting your dining room table with a simple place mat, plate, bowl, formal dinner napkin and wine glass.  Keep it simple and don’t use silverware.  This will make buyers begin thinking about entertaining during the holidays, inviting friends and family over and get them thinking about living in your house!  This draws emotion from buyers which increases the likelihood the fall in love!  (Again, check out the angled chairs….so much more inviting!)
